Frequently Asked Questions

Getting Started

What does Your Future Vacation do?
We own and operate short term rentals in Western North Carolina like Domes and houses. We also own Pisgahdomesnc.com. With the experience we have gained from owning/managing our own short term rental portfolio, we love helping people execute their dreams to buy, plan, launch, and operate cash-flowing vacation rentals. That can mean evaluating a property during your buying process, designing a space that stands out, setting up systems, or managing the property once it’s live.

Do I need to already own a property to work with you?
No. Many clients start with an idea, not an address. We help you evaluate markets, budgets, and goals before you ever make an offer.

What if I’m already working with a real estate agent looking for a home?

No problem at all- We can help advise you and even help your agent with certain factors when it comes to the vacation rental opportunity of your prospective home/site.

Who is this service best for?
First-time STR buyers, homeowners wanting to convert to Airbnb, investors expanding portfolios, out-of-area owners needing WNC support, and DIY hosts who want professional systems.

Do you only work in Western North Carolina?
Our hands-on management is focused in WNC, but strategy, design, and launch consulting can be done anywhere. Our real estate license is exclusively for NC, so buying/selling/management is required to be in the state of NC. We are happy to help find an STR savvy real estate agent in any state to help you find the perfect vacation rental.

Buying & Investing

How do I know if a property will actually cash flow?
We analyze purchase price, financing, seasonality, cleaning costs, occupancy, and realistic nightly rates—not the “best case” numbers you see online. Check out our Deal Analysis page for more.

What return should I expect?
Every property is different, but we target strong cash-on-cash returns, appreciation-friendly markets, and properties that work as both investments and personal retreats.

Should I buy a traditional house or something unique like a dome or cabin?
Unique experiences wins when paired with good access, design, and operations. We help you balance creativity with real demand.

Can I use a vacation rental as a second home?
Yes. Many owners do, and we help structure calendars so the property still performs financially.

What are the biggest mistakes new investors make?
Buying based on emotion, underestimating cleaning and maintenance, ignoring access and parking, poor furnishing choices, and having no pricing strategy.

Design & Launch

Why does design matter so much?
Guests book photos first. Thoughtful design equals higher nightly rates, better reviews, and more repeat guests.

Do I need a hot tub or sauna?
Not always, but wellness amenities dramatically increase demand in mountain markets like Pisgah and Brevard.

Can you help with furnishing?
Yes. We guide layouts, durability, guest flow, and brand identity.

Will you help create my listing?
We build optimized Airbnb and VRBO listings with pricing, descriptions, photos, and house rules with the input of the owners.

Operations

How much time does hosting really take?
With proper systems, estimated about two to four hours per week per property.

What systems do you set up?
Automated messaging, dynamic pricing, cleaning checklists, guest guidebooks, maintenance plans, pricing software, and direct booking tools.

How do you handle cleanings?
We create reliable turnover teams with hotel-level standards. Finding and vetting a reliable crew is a key ingredient to success.

What about maintenance?
Preventative care is better than emergencies. We build vendor networks before problems happen.

Property Management

What’s included in management?
Dynamic pricing, guest communication, cleanings(scheduling/communication), maintenance coordination, review management, and financial reporting. We can also track and maintain supplies if needed.

How are you different from big companies?
We’re boutique and owner-minded, treating properties like investments rather than hotel rooms.

Do you guarantee income?
No ethical manager can. We guarantee effort, strategy, and transparency.

Can I still block personal dates?
Absolutely.

Money & Fees

How much does it cost to get started?
It depends on the service: strategy calls, launch packages, or management percentage. Typical Vacation Rental management ranges from 15-35% of rental revenue. Each owner/property is unique so we would create a custom rate based on your needs.

What expenses should I plan for?
Cleaning, supplies, software, utilities, maintenance, and taxes.

Do you help with taxes and LLCs?
We’re not accountants or attorneys, but we help you understand STR-specific structures and connect you with the right professionals.

Direct Booking

Do I need my own website?
Yes. Long term it reduces fees and builds your brand.

Can you help set that up?
We build direct booking foundations with SEO and email capture.

Real Estate Representation (North Carolina)

Can you represent me as my buyer’s agent in North Carolina?

Can you represent me as my listing agent in North Carolina?
Yes. If you’re selling a home, land, or an income-producing property, we can represent you as the listing agent and manage pricing, positioning, and the entire listing-to-close process.

Do you specialize in short-term rental purchases and sales?

Can you help me if I want to build an ADU for STR income or an in-law suite?
Yes. We help you think through strategy, layout, and long-term value whether the goal is short-term rental, mid-term housing, or family use.

Can you help me find a property that works as both a second home and an STR?
Yes. We help balance personal use with booking strategy and amenities that support premium rates.

What’s the process if I want you to represent me?
We start with a discovery conversation, review your goals, explain representation options, complete the appropriate agency paperwork, and begin analyzing opportunities.

Do you offer deal analysis before I buy?
Yes. We review performance potential, setup costs, and red flags that can hurt STR success.

Can you represent both buyer and seller in the same transaction?
Only with full written disclosure and informed consent as allowed under North Carolina rules.

Are you a property management company or a real estate brokerage?
We are service-driven investors who also provide licensed real estate representation in North Carolina. We are affiliated with The Nichols Company as a licensed real estate broker.

RV & Camper Rental Experience

Do you have experience renting RVs and campers for income?
Yes. We have hands-on experience renting on Outdoorsy, RVshare, and RVezy, including listings, guest communication, turnovers, and asset protection.

Can you help me decide between an STR property and an RV rental?
Yes. We compare startup cost, seasonality, maintenance, insurance, revenue potential, and lifestyle fit.

Can you help me plan an RV pad or camper setup on my land?
We can help with strategy, guest experience, and operations while guiding you toward the right local professionals for utilities and rules. Sometimes putting in resources(Septic/power/water) is the most critical starting point.

Local WNC Questions

Hot tubs, saunas, views, fire pits, and proximity to Pisgah and Brevard experiences.

Do you understand Transylvania County considerations?
Yes. Permits, septic, and local realities are part of our process.
